Spring Renovation Planning: A Niagara Homeowner's Timeline

Spring is the most popular season for renovation bookings in Niagara. Learn why planning in March and April positions you for a smooth May start and what lead times to expect.

Every year in the Niagara Region, the same pattern repeats. Homeowners spend the winter dreaming about their renovation, then call contractors in May hoping to start in June. By then, every reputable contractor in St. Catharines is booked through the summer. The project gets pushed to fall, or worse, rushed with whoever is available on short notice.

The key to a smooth spring renovation is planning in winter.

The Ideal Timeline for a Spring Start

If you want demolition to begin in May, here is the planning timeline that actually works:

January - February: Design and Consultation

This is when you should be meeting with contractors, discussing your vision, and getting quotes. At JVR Complete, our initial consultation covers the scope of work, design direction, realistic budget expectations, and a preliminary timeline.

During these early conversations, I also walk through your home to assess existing conditions — checking for potential surprises behind walls, evaluating plumbing and electrical access, and identifying structural considerations that will affect the project plan.

March: Material Selection and Ordering

This is the step most homeowners underestimate. Cabinetry lead times in Ontario run 6 to 12 weeks. Specialty tile may need to be ordered from distributors in Toronto or Montreal. Countertop fabrication requires a 3- to 4-week window after cabinets are installed and templated.

If you wait until April to choose your cabinets, you are looking at a July delivery. Your kitchen renovation that was supposed to start in May is now stalled before it begins.

April: Permits and Final Planning

If your renovation requires building permits — and in Ontario, any structural modification, plumbing change, or electrical work does — April is when to file. The City of St. Catharines typically processes residential building permits within 10 to 15 business days, but this varies by season and complexity.

May: Demolition and Construction Begins

With design finalized, materials ordered, and permits in hand, May is the sweet spot for starting construction. The weather is cooperative for any exterior work, daylight hours are long, and your project has a clear runway through the summer.

Several factors make spring the peak renovation season in the Niagara Region:

  • Post-winter assessment reveals issues that need addressing — cracked foundations, damaged exteriors, aging systems
  • Real estate season motivates sellers to renovate before listing
  • Tax refunds provide the initial deposit and material budget
  • Long days mean more productive work hours on site
  • Good weather allows windows, doors, and exterior elements to be addressed

Smart Alternatives: The Off-Season Advantage

If you miss the spring booking window, consider this: interior renovations — kitchens, bathrooms, basements — have no weather dependency. A kitchen renovation in January is identical to a kitchen renovation in June, except that contractor availability is dramatically better in winter.

I have clients who deliberately book their projects for November through February specifically because they get priority scheduling, shorter lead times from suppliers, and sometimes better pricing on materials.

The Cost of Waiting

Renovation costs in Ontario have increased 3 to 8 percent annually over the past five years. The kitchen that costs $60,000 today may cost $64,000 next spring. Materials, labour, and permit fees all trend upward. Planning early is not just about convenience — it is about locking in today’s pricing.
