How long does a typical renovation take?
Timelines depend on the scope and complexity of your project. Bathroom renovations typically take 3 to 8 weeks. Kitchen renovations run 6 to 14 weeks. Basement finishing is 6 to 14 weeks. Whole-home renovations take 4 to 9 months. These timelines include design, material procurement, construction, and finishing. Jon provides a detailed schedule during the planning phase so you always know what to expect.
How far in advance should I book?
JVR Complete typically books 4 to 8 weeks in advance, with longer lead times in spring and early summer (the busiest renovation season in Niagara). Contact us as early as possible to secure your preferred start date. Winter months (January through March) often have the shortest lead times and represent an excellent opportunity for interior renovations.
Can I live in my home during a renovation?
For most kitchen, bathroom, and basement renovations — yes, with some temporary adjustments. JVR Complete takes measures to contain dust and debris, and Jon discusses livability logistics during the planning phase. For whole-home gut renovations, alternative living arrangements are often recommended for the most intensive phases of construction.
How do you handle design decisions?
Design consultation is built into every JVR Complete project. Jon guides clients through material selection, colour palettes, layout options, and finishing details. The goal is a cohesive design that exceeds expectations — not just executing a list of requests. All major design decisions and material selections are finalized before construction begins, which is the key to keeping your renovation on schedule.

The single-crew model is a deliberate choice that produces better results. When the same team handles framing, drywall, tile, woodwork, and paint, the quality is consistent, the communication is seamless, and the accountability is absolute. Jon personally oversees every project. There is no subcontractor roulette — the same trusted team handles your renovation from demolition to final paint.

What does a renovation cost per square foot in Niagara?
Renovation costs in the Niagara Region vary by scope. Cosmetic updates run $120 to $150 per square foot. Moderate renovations cost $150 to $200 per square foot. Full gut renovations are $200 to $275 per square foot. Luxury renovations with premium materials can exceed $275 to $400+ per square foot. All prices are in Canadian dollars. Niagara pricing is typically 15 to 25 percent lower than equivalent scope in the Toronto/GTA area.
How much should I budget for a deposit?
JVR Complete follows Ontario Consumer Protection Act guidelines. Deposits are kept reasonable — typically 10 to 15 percent of the total project cost — and are clearly outlined in the written contract. We never ask for the full project amount before work is complete. Payment is structured around project milestones.
What is your payment schedule?
JVR Complete uses milestone-based payment schedules tied to project progress. Typical milestones include deposit upon signing, payment when framing is complete, payment at rough-in completion, a finishing milestone, and final payment upon completion. All terms are clearly outlined in the written contract before any work begins.
Insurance & Compliance
Are you insured and WSIB registered?
Yes. JVR Complete carries $2,000,000 or more in commercial general liability insurance and maintains full WSIB (Workplace Safety and Insurance Board) registration and coverage for all crew members. Clearance certificates are available upon request at any time during your project.
Do I need a building permit for my renovation?
In Ontario, building permits are required for any structural modification, plumbing changes, electrical changes, egress window installation, and secondary suite construction. Cosmetic changes such as painting, flooring replacement, and fixture swaps typically do not require permits. JVR Complete handles the entire permit application process and coordinates all required inspections on your behalf.
Do you handle permits and inspections?
Yes. JVR Complete manages all building permit applications, coordinates required municipal inspections, and ensures full Ontario Building Code compliance. This is included in the project scope and is not an additional charge. All projects are built to the current 2024 Ontario Building Code (effective January 1, 2025).
Do you provide a warranty on your work?
Yes. JVR Complete provides a minimum one-year warranty on all workmanship, consistent with RenoMark Code of Conduct standards. Many components (fixtures, cabinetry, countertops, tile) carry additional manufacturer warranties that extend well beyond our workmanship guarantee.
What is the 10-day cooling-off period?
Under the Ontario Consumer Protection Act, homeowners who sign a renovation contract worth $50 or more have the right to cancel the contract within 10 calendar days without penalty. JVR Complete respects this right fully. The cooling-off period begins from the date you receive a copy of the signed contract.

Can you renovate a heritage or designated property?
Yes. JVR Complete has extensive experience renovating heritage homes in the Niagara Region, including navigating Ontario Heritage Act permits for designated properties. Jon approaches heritage projects with respect for original architectural details while introducing modern functionality. As of January 2026, St. Catharines no longer charges fees for most heritage permit applications.
