The Design Challenge
The unfinished basement had 8-foot ceilings (adequate for code) but several obstacles: a steel beam running through the centre of the space, an existing bathroom rough-in that did not align with the desired layout, three support columns that interrupted the open floor plan, and moderate moisture concerns along the north foundation wall.
Our Solution
Jon designed around the structural elements rather than fighting them. The steel beam was wrapped in a decorative soffit that integrates LED cove lighting, becoming a design feature rather than an obstruction. Support columns were clad in warm wood veneer, creating visual anchors that define the theatre zone from the bar area. The bathroom rough-in was relocated during the plumbing phase to better serve the guest bedroom. Moisture was addressed with rigid foam insulation against the foundation, a vapour barrier, and a dehumidification system.
The Full Story
This St. Catharines family of four had 1,200 square feet of unfinished basement sitting empty beneath their home. With two school-age children and both parents working from home part-time, they needed the space to serve multiple functions: a movie-night zone, a guest suite for visiting family, a home office for focused work, and a casual entertaining area.
Jon's design divided the space into four distinct zones without building walls that would make the basement feel cramped. The home theatre zone occupies the far end with an 85-inch TV mounted on a dark accent wall, ceiling-mounted projector-ready infrastructure, and a stepped seating platform with built-in USB charging. The wet bar sits adjacent, with quartz countertop, undercounter refrigerator, glass-front display cabinetry, and pendant lighting.
The guest bedroom at the opposite end includes a new egress window (required by Ontario Building Code for any basement sleeping room), custom built-in closet system, and sound-dampened walls using resilient channel and mineral wool insulation. The three-piece bathroom features a walk-in shower with large-format tile, floating vanity, and heated floors.
Jon's home office nook was a design bonus the clients had not requested. By framing out a dedicated 8x10-foot space with sound-dampened walls, built-in desk with cable management, and task lighting, Jon created a workspace that rivals any commercial office — and eliminates the need to set up and tear down a laptop at the dining table.
